Home Inspection Business

By Roger Frost

I receive phone calls every week from people who want to become a Home Inspector. People see that some companies charge as much as $380.00 for a Home Inspection and start doing the math and think that is the career for them. Unfortunately many of this people have no background in house construction or maintenance and think taking a quick course will make them a Home Inspector.

You can select and successfully complete a home inspection course from several home inspection schools, which would facilitate you to gain a home inspection certification. There are various home inspection organizations in the USA and Canada, which have also made provisions for online preparation courses. Such courses include checking gas lines and systems, examining doors and roofs, assessing the house structure, ensuring safety in electrical systems, and evaluating the plumbing and water systems.

He should have the required knowledge and ability to describe the exact condition of the house in a concise and an instructive manner. If one needs to become a home inspector, he must undergo trainings in areas which include house foundations; drainage systems; roofing; plumbery; writing an understandable report; Heating, Ventilating and Air Conditioning (HVAC); electrical risks; environmental issues; and appropriate structure.

Whenever there is a demand for a service there is always an onslaught of people trying to cash in on the "gold rush", including web designers who knock off professional looking Home Inspection sites for under $500.00. The potential home buyer has to be aware of the qualifications of a good home inspector and be able to ask the right questions to make an informed decision.

A home inspector is sometimes confused with a real estate appraiser. A home inspector determines the condition of a structure, whereas an appraiser determines the value of a property. Although not all states or municipalities in the U.S. regulate home inspectors, there are some professional associations for home inspectors that provide education, training, and networking opportunities. A professional home inspection is an examination of the current condition of a house. It is not an inspection to verify compliance with appropriate codes.

To date, home inspector training has been voluntary. This leaves the home buyer in a situation where they do not know if their home inspector is qualified to do the job they were hired to do. As in any industry there are "horror stories" out there as Mike Holmes likes to demonstrate in his Home Inspection program.

The Barrie Home Inspector is a Certified Building Code Official with the Ontario Building Officials association and a Graduate of the Carson Dunlop Home Inspection course.
